How Six North San Antonio ZIP Codes Are Moving Differently
North San Antonio is not one market right now. Some ZIP codes are moving quickly while others have slowed, and the numbers from the three months ending July 31, 2026 show how far apart they are.

Scott C. Peck, Broker Associate and Business Development Director with JBGoodwin REALTORS, reviewed the numbers for six North San Antonio ZIP codes. They cover the three months ending July 31, 2026, so keep that window in mind as you read.
Is North San Antonio one market?
No. It is six different stories. Some ZIP codes are tight, and others have slowed down. Knowing which one you are in changes your timing and your price.
Redfin reported that San Antonio home prices rose 0.9% month over month in August on a seasonally adjusted basis. That is a small but real move. Still, the Real Estate Data Aggregator shows the picture varies a lot by ZIP code.
How is the market doing as a whole?
The Real Estate Data Aggregator counted 448 homes sold across these six ZIP codes. Sales are up slightly from a year ago. Fewer homes are coming to market, and pending sales are a little softer.
That mix means homes priced correctly are still moving, while overpriced ones are sitting.

Median days on market was 40, which is four days longer than last year. The two week contract rate shows the right homes are still getting attention fast.
ZIP code 78023, out toward Helotes, had its own strong run. Median days on market landed at 34, which is 21 days shorter than a year ago. Prices there rose 14.3% year over year to $480,000.
In 78023, 37% of homes went under contract within two weeks, up 15.3 points from a year ago. That is the biggest jump in quick sale share of any ZIP code in this group.
Which ZIP codes saw prices rise or fall?
Not every ZIP code saw prices rise. The Real Estate Data Aggregator shows 78231 had the steepest price drop, down 11.6% year over year to a median of $435,207.
- 78232 dropped 7.4% to $379,500.
- 78248 slipped 2.6% to $574,500.
- 78259 dipped 1.2% to $415,000.
- 78255 gained 4% to $566,750.
- 78023 was the standout, up 14.3% to $480,000.
Price direction and speed do not always move together in this market.
How fast did homes sell, ZIP by ZIP?
Here is median days on market for the three months ending July 31, 2026, listed from fastest to slowest. Lower is faster, and 78248 and 78023 led the group.
| ZIP code | Median days on market |
|---|---|
| 78248 | 33 days |
| 78023 | 34 days |
| 78232 | 40 days |
| 78259 | 41 days |
| 78231 | 47 days |
| 78255 | 55 days |
ZIP 78248 had the fastest median at 33 days, five days shorter than a year ago. It also had the highest share of homes selling above list price in this group, at 17.7%, up 6.8 points year over year.
The Real Estate Data Aggregator counted only 66 homes for sale there, down 14.3%. Less supply and more buyers tends to keep things moving.
Where did things slow down?
ZIP 78255, in the Leon Springs and Boerne Stage Road corridor, took the longest at 55 days. That is 13 days longer than a year ago. There were 133 homes for sale, up 8.1% from last year. More supply and slower sales is a combination sellers need to plan for.
ZIP 78231 also slowed. Median days on market rose 14 days to 47, and the median price fell 11.6%. The share of homes going under contract within two weeks dropped 24.9 points year over year to 28%.
That is a meaningful shift, and it is worth knowing if you own there.
What does the broader picture say?
The Federal Housing Finance Agency reported U.S. home prices rose 2.1% year over year from the second quarter of 2025 to the second quarter of 2026. Quarter over quarter, prices rose 0.3%. San Antonio is running close to that national pace, with its own ZIP code variation layered on top.
Realtor.com reported that mortgage rates topped 7% in September 2026. That matters for buyers running the numbers right now. It also matters for sellers thinking about who their buyer pool is and what those buyers can afford.
If you own a rental or are watching that side of the market, Realtor.com reported that 67.9% of rental communities in the San Antonio New Braunfels area were offering concessions as of September 17, 2026. That tells you the rental market has more give in it than the for sale side right now.
