What to Know Before You Tour

King William is a designated historic district with active architectural review through the City of San Antonio's Historic and Design Review Commission. Exterior changes — paint colors, windows, roofing, additions — must be approved. This is what protects the district's character, but it shapes what you can and cannot do

School assignments are San Antonio ISD. Many King William families utilize Bonham Academy (a magnet within walking distance) or private/parochial alternatives; verify school assignment and choice options before buying for school zoning

Many homes carry meaningful restoration history. A King William purchase should include not just a standard home inspection but a historic-property specialist's review — original systems, foundations, lead paint, asbestos, and roofing all require care

Ready When You Are

Have questions about a specific street or property? Want a private tour or a realistic valuation? I’m here to help.

King William is the only neighborhood I show where every house has a name. Walk down King William Street on a winter morning and you'll pass the Steves Homestead, the Edward Steves House, the Norton-Polk-Mathis House, the Carl Hilmar Guenther family compound — buildings that helped shape San Antonio's commercial and cultural history. The street oaks are enormous, the sidewalks are uneven the way history makes them, and the homes themselves — turreted Queen Annes, perfectly proportioned Italianates, austere Greek Revivals — sit behind iron fences and gardens that have been tended for over a century.

Mornings in King William begin at Madhatters Tea House on King William Street or with a walk along the river to The Friendly Spot for breakfast tacos. The neighborhood's Texas-first historic designation (1968) means the architectural character is genuinely protected, which is why the district still reads as one of the most cohesive Victorian neighborhoods in the American South. By midday, residents are walking the river to the Pearl, biking to Hemisfair Park, or stopping by the Blue Star Arts Complex to see what's opening at Ruby City or one of the gallery shows. Evenings stretch long here — dinner at Bliss or Battalion in Southtown, a late nightcap at The Cellar, the river quiet under the bridges.

What draws my King William clients is that this is not a generic 'historic neighborhood' — it's the historic neighborhood, and it lives the part. Many of the homes have been meticulously restored by previous owners; some still carry significant restoration opportunity. The architectural review is real, the deed restrictions are meaningful, and the buyer pool tends to be people who genuinely care about the building. This is where former Pearl developers, retired professors, museum trustees, and successful San Antonio creative-class professionals end up. The neighborhood association is among the most active in Texas, and the annual King William Fair is one of the city's marquee community events.

For the buyer who wants a home with provenance — a real one, not a builder's interpretation — King William is the address.
