Home Sales and Price Pressure in La Vernia, Garden Ridge, Seguin, Medical Center and Thousand Oaks
Home sales across these ZIP codes fell 6.5% from a year ago, but the results vary widely from one ZIP code to the next. Some areas saw prices rise and sales jump, while others saw prices slip. Here is what the local data says compared to the national headline.

What does the national headline miss about this market?
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. That sounds steady. But that number covers the whole country, and this market does not move as one piece.
The Real Estate Data Aggregator counted 735 homes sold across ZIP codes 78121, 78266, 78155, 78240 and 78247 in the three months ending July 31, 2026. That is down 6.5% from the same months a year ago. I am Scott C. Peck, Broker Associate and Business Development Director with JBGoodwin REALTORS, and this post breaks the numbers down by ZIP code.
Two ZIP codes in this market saw prices fall, two saw prices rise, and one saw sales jump nearly 25%. Where your home sits changes your next step.
What does the market look like at a glance?
Fewer new listings and fewer homes for sale sound like they should help sellers. In some ZIP codes they do. In others, prices still slipped.
That tells you the story is local, not regional.

ZIP 78121, the La Vernia area, saw the steepest drop. The Real Estate Data Aggregator put the median sale price there at $484,000, down 14.8% from a year ago. Homes also sat on the market a median of 93 days, which is 18 days longer than the same period last year. Pending sales fell 17.5%.
In this ZIP code, sellers need realistic pricing and buyers have room to be patient.
On the other end, ZIP 78155 in the Seguin area saw prices rise 6.9% to a median of $279,995. Sales were nearly flat, up just 0.3%, but months of supply dropped to 5.5. That pace still favors buyers, but it is moving toward sellers compared to last year.
Where did sales activity change the most?
ZIP 78266, the Garden Ridge area, is the standout. The Real Estate Data Aggregator counted 86 homes sold there, up 24.6% from a year ago. Pending sales jumped 27.1%. Median days on market fell to 45, which is 35 days shorter than last year. Prices rose 2.4% to $426,975. This ZIP code picked up real momentum.
ZIPs 78240 and 78247 told a harder story. In the Medical Center area, ZIP 78240, homes sold fell 19.2%. In the Thousand Oaks area, ZIP 78247, sales fell 23.2% and the median price dipped 4.8% to $285,500. Not every part of this market is moving forward.
How fast are homes going under contract?
This table shows the share of homes that went under contract within two weeks of listing. A higher share means more homes went under contract quickly.
| ZIP Code | Area | Share under contract within two weeks |
|---|---|---|
| 78247 | Thousand Oaks | 36% |
| 78240 | Medical Center | 25.4% |
| 78121 | La Vernia | 21.2% |
| 78266 | Garden Ridge | 13.3% |
| 78155 | Seguin | 9.2% |

ZIP 78247 stands out here. Even though overall sales fell 23.2%, 36% of homes that did sell went under contract within two weeks. That is up 3.5 points from a year ago. Homes priced right in that ZIP code are moving fast. The ones that are not are sitting.
How does the national picture fit in?
The Federal Housing Finance Agency reported U.S. prices rose 0.3% from June to July on a seasonally adjusted basis. Year over year, that agency put national price growth at 2.6%.
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. It also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022, and counted more than 1.16 million active listings across the country in September 2026.
That national picture helps explain some of what we see locally. Higher rates slow buyers down. More price cuts nationally means sellers everywhere are adjusting. But the local numbers still vary a lot from one ZIP code to the next.
What does this mean for sellers and buyers?
Sellers get the most value from local data, not national averages. One street can read very differently from the whole ZIP code, and one ZIP code can read very differently from the market as a whole. A strategy driven price should reflect what nearby homes actually sold for.
Buyers benefit from the same local knowledge. In ZIP codes where prices slipped and homes sat longer, there may be more room to negotiate. In ZIP codes where homes go under contract quickly, preparation matters.
Frequently Asked Questions
Did prices fall in every ZIP code?
No. ZIP 78121 saw the median sale price fall 14.8% to $484,000, and ZIP 78247 dipped 4.8% to $285,500. ZIP 78155 rose 6.9% to $279,995, and ZIP 78266 rose 2.4% to $426,975.
Which ZIP code saw the biggest jump in sales?
ZIP 78266, the Garden Ridge area. The Real Estate Data Aggregator counted 86 homes sold there, up 24.6% from a year ago, and median days on market fell to 45.
How do these local numbers compare to national price growth?
The Federal Housing Finance Agency put national price growth at 2.6% from July 2025 to July 2026. The local results range from a 14.8% price drop in ZIP 78121 to a 6.9% price increase in ZIP 78155, so a national average says little about any one ZIP code.
Why does ZIP 78247 show fast contracts but falling sales?
Sales in ZIP 78247 fell 23.2%, but 36% of homes that did sell went under contract within two weeks. That suggests homes priced right are moving quickly while others sit.
Figures come from MLS records and are believed accurate but not guaranteed.
