ZIP 78209 posted a $562,500 median sale price, up 14.8%, in the three months ending August 31, 2026, even as mortgage rates climbed. Four other ZIP codes in this group told a more mixed story. Here is how prices, sales volume and days on market compare.

I'm Scott C. Peck, Broker Associate and Business Development Director with JBGoodwin REALTORS. This post looks at five ZIP codes: 78209, 78212, 78230, 78154 and 78108. The data covers the three months ending August 31, 2026.
What are mortgage rates doing right now?
Mortgage rates are not making things easy. Realtor.com reported the 30 year fixed rate hit 7.40% as of October 8, 2026. That is the highest it has been since January 2025.
Most of the San Antonio market felt that weight. But one ZIP code held its ground in a way worth talking about.
How did ZIP 78209 hold its pricing power?
The Real Estate Data Aggregator counted 147 homes sold in ZIP 78209 in the three months ending August 31, 2026. That is up 4.3% from the same months of 2025.
The median sale price came in at $562,500, up 14.8% year over year. Sales and prices both moving up while rates climbed is not something you see everywhere.
This was not a frenzy. Homes in 78209 sat on the market a median of 57 days, which is 5 days shorter than the year before. Sellers got 96.6% of their list price on average, up 0.9 points from 2025.
Prices held. Sellers were patient. Buyers were selective.

The rest of the group was more mixed. Here is how all five looked side by side.
| ZIP | Homes Sold | Change in Homes Sold | Median Sale Price | Change in Median Price |
|---|---|---|---|---|
| 78209 | 147 | Up 4.3% | $562,500 | Up 14.8% |
| 78212 | 61 | Down 12.9% | $343,000 | Down 13.2% |
| 78230 | 81 | Down 18.2% | $374,000 | Down 8.3% |
| 78154 | 194 | Up 10.2% | $352,490 | Down 4% |
| 78108 | 241 | Up 6.2% | $345,000 | Up 3% |
Prices dipped in 78212 and 78230, and that matters if you own there. ZIP 78154 and ZIP 78108 were steadier on volume. In 78154, more homes sold even though the median price slipped. In 78108, both sales and the median price rose.
Which ZIP codes moved faster, and which moved slower?
Speed varied a lot. Here is the median days on market for each ZIP, from fastest to slowest, for the three months ending August 31, 2026.
- 78209: 57 days, down 5 days from 2025
- 78154: 61 days, down 2 days
- 78230: 61 days, up 22 days
- 78212: 65 days, down 23 days
- 78108: 90 days, up 22 days
Lower is faster. ZIP 78108 took the longest. If you are watching one number to understand a ZIP, days on market tells you a lot.
What do rates and jobs mean for buyers?
Realtor.com reported that 20.8% of listings nationally had a price cut in September 2026. That is the highest September reading since 2018.
The Bureau of Labor Statistics reported 29,000 new jobs added in September 2026, and the unemployment rate held at 4.2%. The National Association of Realtors noted wages grew 3.1% in August. Buyers have some income support, but borrowing is expensive.
What do the numbers look like across all five ZIP codes?
Together, the Real Estate Data Aggregator counted 724 homes sold in the three months ending August 31, 2026. That is up 1.5% from 2025.
- Homes for sale: 1,265, down 8.3%
- New listings: 971, down 2.4%
- Pending sales: 799, down 0.6%
The group is moving. It is just moving at different speeds in different places.
What does this mean for homeowners here?
If you own in 78209, the data through August 31, 2026 shows your ZIP held pricing power that others in this group did not. That is worth knowing before you make any decisions.
If you own in 78212 or 78230, prices dipped, but the supply of homes for sale also fell across the group. Homes in 78212 are moving faster than they were a year ago. Context matters.
One thing to keep in mind: these are ZIP code numbers. One street can read very differently from the whole ZIP. The block you are on and the condition of your property all shape what your number looks like. The ZIP gives you the territory. Your address gives you the truth.
